Evolution of rental income: finance leases versus investment properties
This graph shows the evolution of our rental income, distinguishing between income generated by investment properties and income from finance leases. The latter mainly relates to the portfolio built up until 2014 in cooperation with local Public Centres for Social Welfare (OCMWs) and non‑profit associations (vzw).

Our Company currently operates in Belgium, The Netherlands, Spain and Ireland. This chart provides insight into the size and diversity of our international real estate portfolio based on fair value and helps identify our most important markets as well as the overall geographical spread of our investments.
Dividend evolution
Care Property Invest pursues an attractive dividend policy for its shareholders. Our strategy is to maintain a stable minimum dividend and to increase it whenever this is possible in a sustainable manner. In addition, we aim for a payout ratio close to the statutory minimum of 80% and strive for optimal liquidity by, for example, assessing each year whether an optional dividend is appropriate.
Debt ratio
The Company’s long‑term objective is to maintain a debt ratio of no more than 50%. This target enables us to pursue growth while safeguarding financial stability. A debt ratio at this level also ensures that we can respond to investment opportunities that create value for the Company.
Cost of debt
The cost of debt represents the interest expense the Company pays on its loans and financial liabilities. Care Property Invest closely monitors developments in the financial markets in order to optimise its financial structure and maintain a balanced mix of short‑term and long‑term financing. The Company also aims to limit interest rate risk by targeting a hedging ratio of at least 80% on its debt portfolio.
