WHAT WE DO

Real estate activities behind our share

Our real estate activities in a nutshell: creating space for care through real estate financing and development.

With more than 30 years of knowledge and experience, we work closely with care operators to create sustainable real estate solutions for the elderly and people with disabilities —fully tailored to their organisation. This allows operators to focus on what truly matters: providing care. At the same time, our approach creates room for their professional growth and helps them meet the current and future societal demand for high‑quality residential care projects. The needs and requirements for current and future residents are always paramount in the creation of these residential environments.

Based on a careful selection process

Real estate criteria

For us, a project must, among other things, meet the following conditions:

✔ It concerns a form of housing for seniors and people with disabilities

✔ Project meets the specific needs of the target group

✔ Sustainable buildings (favourable EPC, energy-efficient installations and possibility of modular construction)

✔ Favourable location

✔ Easy accessibility

Healthcare partners

When selecting the operator for a project, we take the following factors into account:

✔ Experience – a strong track record

✔ Growth potential

✔ Private sector: private operators and charitable organisations

✔ Private sector: private players and charitable organisations

✔ Favourable location

✔ Active in Belgium, The Netherlands, Spain and/or Ireland

How we establish partnerships with our operators

1. Acquisition/renovation of existing healthcare projects

We purchase existing buildings suitable for operating a residential care facility. This may involve a thorough renovation, which we fully coordinate, monitor and finance. Once the building has been purchased or the renovation works have been completed, the care facility gets handed over to the operator.

2. Full A‑to‑Z development of new healthcare projects

Together with the operator, we identify the ideal location. Our team of experts develops a fully customised residential care project for the operator and future residents — meeting strict sustainability requirements and designed according to the principles of modular construction. In close collaboration with the operator, the architects and any developers involved, we oversee the entire process while continuously monitoring quality, the agreed timeline and the allocated budget. Upon completion, the operator can start operations in a high‑quality, future‑proof building in a pleasant environment.

3. Optimisation of healthcare projects within our portfolio

Our cooperation does not end when a house becomes a home. Throughout the entire lease term, we remain a sparring partner for our operators, exploring how we can strengthen our expertise in healthcare real estate by further optimising the property. We explore how the property can be further optimised — for example, through (phase) improvements to energy performance and sustainabilit -, in close collaboration with our specialists.

Partnering with Care Property Invest has opened the door to further growth for Domus Valuas.
